The lifestyle real estate market across North Georgia and Upstate South Carolina continues to attract buyers searching for more than just a home — they’re searching for a lifestyle. From mountain retreats and lakefront homes to golf course communities and acreage properties with barns, buyers are investing in experiences, scenery, and space.

Southern Mountain Living
Mountain view homes continue to be highly desirable throughout the region. During the first quarter of 2026, the Georgia Mountains saw 196 homes sold with an average of 94 days on market and a median sales price of $564,000. In the South Carolina mountains, 35 homes sold with an average of 110 days on market and a median sales price of $900,000.
These properties were limited to single-family homes with mountain views, highlighting continued demand for scenic living and private retreats in the mountains.

Lake Hartwell Living
Lakefront living remains one of the strongest lifestyle segments in the region, especially on Lake Hartwell. Properties included in this report were single-family lake homes with covered docks already in place.
On the Georgia side of Lake Hartwell, 16 homes sold during the first quarter of 2026 with an average of 68 days on market and a median sales price of $910,000. South Carolina lakefront homes saw 14 sales with an average of 90 days on market and a median sales price of $950,000.
Buyers continue to prioritize turnkey lake living with private dock access and outdoor entertaining spaces.

Fairway Living
Golf course communities continue to offer buyers a blend of recreation, luxury, and convenience. The Fairway Living report tracked single-family homes located directly on golf courses.
North Atlanta led the category with 74 homes sold, an average of 32 days on market, and a median sales price of $890,000. Athens, Georgia, recorded 14 sales with a median sales price of $480,000, while Upstate South Carolina had 30 homes sold with a median sales price of $447,000.
Golf course living remains attractive for buyers seeking community amenities, beautiful views, and an active lifestyle.

Barn & Land Living
For buyers wanting privacy, acreage, and room to spread out, barn and land properties continue to perform steadily across the region. This category included single-family homes with at least five acres and an outbuilding or barn.
North Georgia recorded 12 sales with a median sales price of $1.1 million and an average of 58 days on market. The Athens area had 18 sales with a median sales price of $735,000, while Upstate South Carolina saw 12 sales with a median sales price of $670,000.
These properties continue to attract equestrian buyers, hobby farmers, and those looking for a more rural lifestyle with space to enjoy the outdoors.
